For estate agents I am contacting for the 1st time – this is what I want to BUY

Near Florianopolis please

My standard reply to what we are looking for, hope this helps

Hi Real Estate Agents
We are looking for land with house/s, the house does not need to be perfect or even finished but it does need to have potential and we would like more buildings on the land and a pool or space for a pool. We don't mind spending time and money working to improve the place and do the refurbishment of the property and we would be happy with 4 hectares- 100 hectares and any properties in between. We are not looking for small!

We are looking for a complete lifestyle change we can afford to live comfortably without working but my husband has always been involved in agriculture and
The building trade as his profession and he wants to 'potter' so he does not get bored.

I need somewhere to paint so lots of windows; we would like verandas, balconies,
decking or areas where we could build them. We need at least 2 bedrooms in a
Main house and a guesthouse or 4 bedrooms we would like 2/3 bathrooms
and an area of living space/buildings of at least 2500ft we do need plenty of green
grass and foliage, water of some description (lake, stream, river etc.), mature
gardens fruit trees etc. ideally more of a 'hobby farm' as the American say.
We want at least to be able to keep 2 horses, 2 cows, 2 sheep, 2 pigs, some birds, chickens and hens, donkey, and various pets and extra space for breeding, please.

As for area, state or even country not bothered, we need the property to be about 10-20 mins from the nearest town or village i.e. shops, doctor bank, school (Brazilian is ok), bars restaurants but can be basic town, a beach, lots of landscapes and water with a small /large town/city about 1 hour away, some expats near by (not too many!!!) and airport no more then 3 hours away and ideally for about £100,000.00 - £175000.00

We do intend to live here full time.
(But we are also looking for an investment apartment probably near a big city [good shopping and culture and rental] although not till we have settled where we are going to live, but the more money left from the farm project the better we have about £ 250000.00to buy the 2 properties)

Time scale
We have just sold our business in the UK and that should all be sorted by July.

Hope this helps real estate agents realise what we are looking for. We are flexible and will comprise on the buildings and houses because we can always improve and extend, but the natural beauty of the land we cannot comprise. We are willing to look at any properties even small hotels, old colonial houses that are nearly falling down that we could repair to former glory, anything as long as it is set on beautiful, fertile land with water.

4. Could you direct me to some Brazil shops, supermarkets, Wal-Mart, department stores, kichens, bathrooms and furniture stores that are online so I can compare prices please?
5.Any websites with ref to agricultural items, tractors, equipment, animals, etc.
6.Who would you recommend if I have goods delivered just to Port?
7 What household items would you recommend shipping to Brazil from UK, what kind of things are expensive in Brazil

Now, I'll try to answer some of your questions:

1 Can you alter existing buildings easily, what permissions or regulations do you need to follow.
GP) In most cases you can and it is not too complicated to obtain permits, except in the case of old Azorean stile historical homes. Any local architect or technician in construction will be able to help you with the paperwork.

2. How easy is planning permission to obtain if you wish to build more accommodation.
(We may open a retreat)
GP) That may be a bit more complex, and it mostly depends on the area the land is located. Each area has its own regulation about percentage of building in relation with the ammount of land you have. Also there are areas protected where you can't build at all (APP or Area Protecao Permanente), and then others partially protected, where you can build very little (APL or Area Protecao Limitada). You need to verify this information very well before purchassing a property.

3.Will UK appliances work in Brazil with travel plugs, what about TV, computers, electrical items & white goods?
GP) Yes they will. You may need to replace some of the plugs or use adapters, but the voltage is the same.

4. Could you direct me to some Brazil shops, supermarkets, Wal-Mart, department stores, kichens, bathrooms and furniture stores that are online so I can compare prices please?

GP) I don't know that, but you can check with these people: http://www.gepetral.com.br/

6.Who would you recommend if I have goods delivered just to Port?
GP) I can't help you on this one.

7 What household items would you recommend shipping to Brazil from UK, what kind of things are expensive in Brazil.
GP) Electronics are expensive, but then if you bring your own you will be required to pay the import tax that can be very hefty. I would bring small electronics and appliances with you.

Hi Maggie, Me and my wife have a place on campeche beach that we are selling. It is a simple house, but the land and view is beautiful, thats why we purchased it about 4 years ago.
